Land use in the Study of Conditions and Directions for Spatial Development and in the Local Spatial Development Plan
The local spatial development plan for part of the town of Bobolice in Kolejowa Street
for the purpose to create a sub-zone of the special economic zone was approved by Resolution No. XX / 196/16 of the Town Council of Bobolice on 29 December 2016.
Assets and strengths of the plan:
- Universal in its provisions as to the technical parameters of the new building.
- A wide range of economic activities is part of the guidelines of the plan (manufacturing, warehouses, depots, services including craft services).
- The proportion between the types of planned activities is not specified within one plot.
- Its possession and validity significantly affect the reduction of the investment process at the stage of applying for a building permit (no need to conduct a long procedure of applying for the decision on building conditions - just an extract from the local plan).
The main technical parameters for a new building according to the plan:
· Ø Minimum area of the plot;
· Ø Overall height of building;
· Ø Development index;
· Ø Renewable Energy;
Minimum surface:
- for a service plot: 200m2
- for a plot under production constructions, depots, and warehouses: 1000 m2
Height of the building:
-for service buildings, production venues, depots and warehouses: up to 30,00m;
-for free-standing or restructured buildings of the following type:
chimneys, masts, aerials, silos, charging hoppers, technological devices etc.: up to 45,0 m
Indices of the construction:
High (at 2,4) and beneficial for the investor in terms of the planned area of construction on the land,
Eg. on a plot with the area of 10,000 m2 a building of the total area equal to 24,000 m2 can be erected
It is permissible to obtain electricity and provide heating from alternative renewable sources of energy of up to the power of 1000 kW
